What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
The ruling
The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before August 2, 2023. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) for eviction. The Landlord agrees to waive rent for May 3 - July 2, 2023, and apply the last month's rent deposit to the last month of the tenancy. The Landlord will also pay the Tenant $365.93 for interest on the deposit and key deposit.
