What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant failed to pay full rent since December 2024 and improperly applied his rent deposit to a monthly rent payment. During the hearing, the Tenant agreed to move out by July 1, 2025, and the Landlord consented to this termination date.
The ruling
The tenancy is terminated effective July 1, 2025, unless the Tenant voids the order by paying the full arrears and costs. If the Tenant moves out as planned, they must pay $10,082.09, which accounts for rent up to the hearing date and the application fee, minus the deposit and interest. If they stay until July 1, additional compensation applies.
