What happened
The Landlord applied for the termination of the tenancy and eviction due to rent arrears. The Tenants moved out of the rental unit prior to the hearing. During the hearing, one Tenant admitted to the arrears but attempted to raise maintenance issues and requested an adjournment, claiming they were unaware of the hearing until two weeks prior due to mail collection issues.
The ruling
The tenancy was terminated effective June 27, 2025, as the Tenants had already vacated. The Tenants are ordered to pay the Landlord $2,715.38, representing rent arrears and the application filing fee, minus the rent deposit and accrued interest. The Tenant's request to adjourn to address maintenance issues was denied due to procedural non-compliance.
