What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant, who is unemployed and facing health issues, requested a delay in eviction to find new housing for herself and her adult son. While acknowledging the Landlord's financial prejudice, the Board granted the eviction but postponed it to late August to allow the Tenant time to relocate or secure funds.
The ruling
The tenancy is terminated effective August 31, 2025, unless the Tenant voids the order by paying $12,586.00 by July 31, 2025, or $15,686.00 by August 31, 2025. If the Tenant does not void the order and does not move out, the Tenant is ordered to pay $7,828.19 (accounting for the rent deposit and interest) plus daily compensation of $101.92 from July 16, 2025, until moving out.
