What happened
The Landlord applied for an order to terminate the tenancy because the Tenant was persistently late in paying rent. The evidence showed the Tenant paid rent late eleven times in a thirteen-month period. The Landlord requested that the tenancy continue subject to the condition that the Tenant pays rent on time for the following twelve months.
The ruling
The LTB ordered that the tenancy continue provided the Tenant pays monthly rent on or before the first of each month from December 2025 to November 2026. The Tenant must also pay the Landlord $186.00 for the application filing fee by November 30, 2025. If the Tenant misses a rent payment during the probationary period, the Landlord can apply to evict the Tenant without further notice.
