What happened
The Landlord applied for an order for rent arrears and compensation after the Tenants vacated the unit. The Landlord also initially sought out-of-pocket costs for unpaid utilities but withdrew that claim during the hearing. The Tenants vacated the unit on March 10, 2025. Tenant 2 attended the hearing and admitted the arrears but attempted to raise maintenance issues as a defense for withholding rent.
The ruling
The Former Tenants are ordered to pay the Landlord a total of $9,396.21 by December 2, 2025. This amount includes $11,100.00 in rent arrears and the $186.00 filing fee, minus the $1,850.00 rent deposit and $39.79 in interest. If payment is not made by the due date, interest will accrue at a rate of 4.00% annually.
