What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to void the N4 notice by paying the arrears. Before the hearing took place, the Tenant vacated the rental unit on April 11, 2025. The Landlord sought a monetary order for the remaining arrears and the application filing fee.

The ruling

The tenancy is terminated effective April 11, 2025. The Tenant is ordered to pay the Landlord $7,223.43 by July 15, 2025. This amount accounts for rent arrears and the filing fee, less the last month's rent deposit and accrued interest. If payment is not made by the due date, interest will accrue at 5.0% annually.
