What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to rent arrears. A former joint tenant was removed from the application as they had vacated the unit more than a year before the application was filed, exceeding the LTB's jurisdiction under section 87(1.1). The remaining Tenant admitted to having no income and requested an extension to the eviction date, which the Landlord did not oppose.
The ruling
The tenancy is terminated effective May 31, 2025, unless the Tenant voids the order by paying $10,661.56. If the Tenant fails to pay and does not vacate, the Landlord can file with the Sheriff for eviction starting June 1, 2025. The Tenant is ordered to pay $6,955.43 to the Landlord for arrears and filing fees (after deposit credits) if the tenancy is terminated, plus daily compensation.
