What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenants due to non-payment of rent. A valid N4 notice was served, but the Tenants failed to void it by paying the arrears. During the hearing, the Tenant initially contested the amount but conceded after reviewing text message evidence provided by the Landlord. The Tenant claimed to have the funds available to pay the full amount.

The ruling

The LTB ordered the termination of the tenancy unless the Tenants pay $7,186.00 by November 14, 2025, to continue the tenancy. If the Tenants do not pay and continue the tenancy, they are ordered to move out by November 14, 2025, and pay the Landlord $4,140.67 plus daily compensation of $46.03 until they vacate.
