What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants were served with an N4 Notice but failed to pay the amount owing or void the notice. The Tenants vacated the unit on June 11, 2025, prior to the hearing. The hearing proceeded in the absence of the Tenants, who did not attend despite being properly served with notice.

The ruling

The tenancy is terminated effective June 11, 2025. The Tenants are ordered to pay the Landlord $10,218.45 by July 14, 2025. This amount accounts for over $12,000 in arrears and the filing fee, minus the last month's rent deposit and interest. Failure to pay by the deadline will result in 5% annual interest on the remaining balance.
