What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice with a termination date of July 31, 2023, but the Tenant continued to pay rent late after the notice was served.
The ruling
The tenancy is terminated effective March 16, 2024. The Tenant must pay the Landlord $2,789.66, which includes compensation for use of the unit, the application fee, and the rent deposit and interest, minus rent payments made by the Tenant. If the Tenant does not pay the full amount by March 16, 2024, the Tenant will owe interest at 7% annually on the outstanding balance.
