What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $2,711 by May 12, 2024. If the Tenant does not pay, they must vacate the unit by May 12, 2024. The Landlord is entitled to compensation for use of the unit after April 19, 2024. If the Tenant voids the L1 order, they must pay rent on time and in full for the next 12 months or the Landlord can apply to terminate the tenancy.
