What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment of the complex. The grounds involved the unacceptable cleanliness of the unit, a pest infestation, and a fire code violation related to items stored on the balcony. Despite receiving an N5 notice and several warnings, the Tenant failed to rectify the condition of the unit.

The ruling

The LTB ordered the termination of the tenancy effective May 25, 2025, due to the Tenant's failure to maintain unit cleanliness and rectify fire code violations. The Tenant is ordered to pay $624.88 to the Landlord, which includes compensation for occupation and the application fee, minus the rent deposit and interest. If the Tenant does not vacate by the specified date, the Landlord may seek enforcement through the Sheriff.
