What happened
Tenant applied for an order determining that Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The Tenant alleged that the rental unit door frame (and potentially the deadbolt, doorknob and/or door) require repair or replacement due to damage caused by forced entry by the police.
The ruling
Landlord shall repair or replace the rental unit door by April 30, 2024. If Landlord does not do the repair(s) or replacement(s) by the deadline, Tenant is authorized to do the work and Landlord must pay Tenant's costs. Landlord shall pay Tenant $48.00 for the cost of filing the application by May 5, 2024.
