What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears.
The ruling
The Tenant shall pay the Landlord $3,867.50 for rent arrears and costs in installments by November 20, 2023. The Tenant shall also pay the lawful rent on the 1st of each month until the arrears are paid. If the Tenant fails to make any payment, the Landlord may apply to terminate the tenancy and evict the Tenant.
