What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord required the rental unit for the residential occupation of his child for at least one year. The Landlord served an N12 notice and provided compensation to the Tenant. The Tenant did not attend the hearing despite being properly served.
The ruling
The tenancy is terminated effective November 15, 2025. The Landlord established that the unit is required for his son's occupation. The Tenant must vacate by the termination date, or the Landlord may enforce the eviction through the Sheriff starting November 16, 2025. Compensation of $2,700.00 was confirmed as paid by the Landlord.
