What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenants did not void the notice by paying the arrears. The Tenants were in possession of the rental unit on the hearing date.

The ruling

The tenancy shall continue on the condition that the Tenants make payments to the Landlord totaling $10,754.54 for rent arrears up to February 28, 2025, inclusive of the application filing fee, in monthly installments. If the Tenants fail to make any of the payments, the Landlord may apply to the LTB for an order terminating the tenancy and evicting the Tenants.
