What happened
The Tenant filed T2 and T3 applications after the Landlord demolished storage lockers in the basement of the residential complex in July 2024. The Tenant alleged that the loss of the storage locker constituted a reduction in services and substantially interfered with her reasonable enjoyment of the unit, as she had to move items into her living room and porch, causing clutter and embarrassment.
The ruling
The Landlord is ordered to pay the Tenant $951.00, which includes $850.00 in rent abatement and $101.00 for filing fees. Furthermore, the lawful monthly rent is reduced by $50.00 on an ongoing basis until the storage locker is restored. If the Landlord fails to pay by December 5, 2025, the Tenant is authorized to deduct $95.10 from the rent monthly starting January 2026.
