What happened

The Landlord applied to terminate the tenancy because the Tenants substantially interfered with the Landlord's lawful rights by repeatedly refusing entry for fire safety and maintenance inspections and installing an unauthorized lock. Despite being served with an N5 notice, the Tenants continued to deny access.

The ruling

The tenancy is terminated effective October 31, 2025. The Tenants are ordered to pay the Landlord $20,345.19 for compensation and the filing fee. The Landlord is also awarded daily compensation of $117.89 from October 3, 2025, until the Tenants vacate. If the Tenants do not move out, the Landlord can enforce the eviction through the Sheriff on or after November 1, 2025.
