What happened

The Landlord applied to terminate the tenancy because the Tenant was persistently late with rent and substantially interfered with the reasonable enjoyment of the complex. The Landlord presented evidence of a flood caused by the Tenant, significant garbage accumulation, and odors from approximately twelve cats that disturbed a commercial tenant below.

The ruling

The LTB issued a conditional order allowing the tenancy to continue. The Tenant must clean the unit, remediate all cat-related odors, and remove garbage from common areas by July 27, 2025. Additionally, the Tenant must pay rent on time for the next 12 months and report maintenance issues promptly. Failure to comply with these conditions allows the Landlord to apply for an eviction order without notice to the Tenant.
