What happened

The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant failed to appear at the hearing, but the Landlord's representative noted that the Tenant had been making regular payments since the application was filed. Remarkably, the Landlord requested that the Tenant be given additional time to pay off the remaining arrears.

The ruling

The tenancy is terminated effective August 30, 2025, unless the Tenant voids the order by paying $1,379.72 by July 31, 2025, or $2,575.84 by August 30, 2025. If the tenancy is terminated, calculations show the Landlord actually holds a credit of $85.63 due to the rent deposit and payments made, though daily compensation of $39.32 applies for continued occupation after July 24, 2025.
