What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, and the Tenants did not void the notices by paying the arrears.

The ruling

The tenancy will be terminated on September 30, 2022 if the Tenants do not pay $10,890 by that date to void the order. If the Tenants do not pay, they must vacate the unit by September 30, 2022, and the Landlord can file the order with the Sheriff to enforce the eviction. If the Tenants void the order, the tenancy will continue on the condition that the Tenants pay rent on time for the next 12 months.
