What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated effective June 11, 2021. The Tenants must pay the Landlord $16,197.25, which includes rent arrears up to May 31, 2021, compensation for use of the unit, and the application filing fee. If the Tenants do not pay the full amount by June 11, 2021, they will start owing interest and the Landlord can file the order with the Sheriff to enforce the eviction.
