What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant vacated the rental unit on May 31, 2021, prior to the hearing date.

The ruling

The tenancy is terminated effective May 31, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $3,361.12, which includes rent arrears, compensation, and NSF cheque charges, less the rent deposit and interest owed on the deposit. The Tenant must also pay the $186.00 application fee. If the full amount is not paid by August 22, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
