What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice alleging the Tenant paid rent late 7 times in the past 8 months.

The ruling

The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out in the order. The Tenant shall pay the monthly rent on or before the 1st of each month from April 2024 to March 2025. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant shall also pay the Landlord $186 for the cost of filing the application.
