What happened

Landlord applied to terminate the tenancy and evict the Tenant due to substantial interference with the Landlord's reasonable enjoyment, wilful or negligent damage to the rental unit, and the Landlord's requirement of the unit for personal use. The Landlord served an N5 notice for substantial interference and wilful or negligent damage, and an N12 notice for personal use.

The ruling

The tenancy was terminated effective December 7, 2021 when the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $201.00 for the cost of filing the L2 application. If the Tenant does not pay the full amount by December 12, 2022, the Tenant will start to owe simple interest at 4.00% annually on the outstanding balance.
