What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The ruling
The Tenant shall pay the Landlord rent on time and in full on the first business day of each month for a period of twelve months starting April 2022 to March 2023. If the Tenant fails to comply, the Landlord may, without notice to the Tenant, apply to the Board pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant. The Landlord must make this application no sooner than 5 days and no later than 30 days after the Tenant failed to make a payment on time.
