What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with the reasonable enjoyment or lawful rights, privileges or interests of the Landlord or another tenant. The Landlord served two N5 notices prior to filing the application.

The ruling

The tenancy is terminated, and the Tenants must vacate the rental unit by September 27, 2021. The Tenants must pay the Landlord $1,396.21, which includes compensation for use of the unit, the application fee, and interest on the rent deposit. If the Tenants do not pay the full amount by September 27, 2021, they will start owing interest at 2% annually on the outstanding balance, and the Landlord may file the order with the Court Enforcement Office for enforcement.
