What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant was not present at the hearing.

The ruling

The tenancy is terminated effective October 16, 2020. The Tenant must pay the Landlord $10,775.46 in rent arrears and compensation, plus $19.96 per day starting October 6, 2020 until the Tenant moves out. The Tenant must also pay $175 for the application filing fee. If the Tenant pays $11,572 on or before October 16, 2020, the eviction order will be void and the tenancy will continue.
