What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant, another occupant, or someone the Tenant permitted substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant, and wilfully or negligently causing undue damage to the premises.

The ruling

The tenancy is terminated effective October 24, 2021. The Tenant must pay the Landlord $33,906.52 for the cost of repairing the damage and replacing the damaged property. If the Tenant does not vacate the unit by October 24, 2021, the Tenant must pay the Landlord $4.57 per day in compensation for use of the unit until the Landlord is given vacant possession.
