What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective July 12, 2021. The Tenant must pay the Landlord $5,361.30 in rent arrears and compensation, plus $23.25 per day starting June 24, 2021 until the Tenant moves out. The Tenant must also pay $186 for the application filing fee. If the Tenant pays $2,100 by June 30, 2021 or $2,185 by July 12, 2021, the Tenant can void the eviction order and continue the tenancy.
