What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the premises and non-payment of rent. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated as of September 30, 2020. The Tenant shall pay the Landlord $18,879.44 for the cost of repairing the damage, $10,639.54 for rent arrears and compensation, and $201.00 for the application filing fee, for a total of $29,719.98. If the Tenant does not pay the full amount by June 13, 2021, they will owe interest at 2% annually on the outstanding balance.
