What happened

Landlord applied to terminate the tenancy and evict the Tenant in order to convert the rental unit to a non-residential use for the Landlord's growing housewares business and storage. The Landlord served a valid N13 notice with a termination date of October 31, 2021.

The ruling

The tenancy is terminated effective March 31, 2022. The Tenant must pay the Landlord $1,184.94, which includes compensation for use of the unit from November 1, 2021 to the move-out date, less the rent deposit and interest. If the unit is not vacated by March 31, 2022, the Landlord may file the order with the Sheriff for enforcement.
