What happened
Landlord applied for an order to terminate the tenancy and evict Tenants for personal use of the rental unit. Tenants argued that the notice was served in bad faith due to multiple N12 notices with different occupants listed. The Landlord's wife served the notice, raising questions about its validity.
The ruling
The tenancy is terminated effective July 4, 2022. Tenants must pay $19,396.84 for use of the unit from June 17, 2021 to February 7, 2022, less the rent deposit. Additional compensation of $82.19 per day is due from February 8, 2022 until move-out. The Landlord may file for eviction enforcement if the unit is not vacated by July 4, 2022.
