What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's wilful or negligent damage to the rental unit and substantial interference with the Landlord and other tenants' reasonable enjoyment. The Landlord served two N5 Notices on the Tenant.

The ruling

The tenancy is terminated effective March 7, 2022. The Tenant must pay the Landlord $500 for the damage and $186 for the application fee. If the Tenant does not pay by March 7, 2022, they will owe interest starting March 8, 2022. If the unit is not vacated by March 7, 2022, the Landlord can file the order with the Sheriff for enforcement.
