Landlord applied to terminate the tenancy and evict Tenant due to Tenant committing an illegal act by throwing a rabbit over the balcony of the rental unit.

The ruling

The tenancy is terminated effective July 4, 2017. The Tenant must move out by February 28, 2018 and pay the Landlord $879.89 in compensation for use of the unit from July 5, 2017 to January 29, 2018, plus $4.21 per day from January 30, 2018 until the Tenant moves out.
