What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the rental unit. The Landlord has also applied for an order requiring the Tenant to compensate the Landlord for the damage.

The ruling

The tenancy is terminated effective October 23, 2021. The Tenant must move out of the rental unit on or before October 23, 2021. The Tenant shall pay the Landlord $9,991.15 for the reasonable costs of repairing the damage and replacing the damaged property, and $186.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by October 23, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
