What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective August 18, 2020, which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective October 31, 2020. The Tenant must pay the Landlord $290.64, which includes rent arrears up to September 30, 2020 less the rent deposit and interest owed on the deposit. The Tenant must also pay $39.45 per day for compensation starting October 1, 2020 until move-out, and $201 for the application filing fee. If the full amount is not paid by October 11, 2020, the Tenant will owe interest. If the unit is not vacated by October 31, 2020, the Landlord may file the order for enforcement.
