What happened

Landlord filed L1 application for non-payment of rent and L2 application for wilful or negligent damage to the premises. Tenants failed to pay rent arrears and caused damage to another tenant's door and water damage to the unit below.

The ruling

The tenancy is terminated effective January 28, 2023. Tenants must pay $11,762.38 for rent arrears and filing fees, $2,081.38 for damages, and $44.05 per day from January 17, 2023, until they vacate. If not paid by January 28, 2023, interest will accrue at 5% annually, and the Sheriff may enforce eviction from January 29, 2023.
