What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to substantial interference. The Landlord issued two N5 notices to the Tenant for the extremely dirty, cluttered, and garbage-filled condition of the rental unit, which was causing odors and interfering with the Landlord's ability to maintain the property.

The ruling

The tenancy is terminated, and the Tenant must vacate the unit by January 22, 2022. The Tenant must pay the Landlord $11,144.67 in compensation for use of the unit, plus $28.43 per day from January 12, 2022 until the Tenant vacates, and $186 for the application filing fee. If the Tenant does not pay the full amount by January 22, 2022, the Landlord may file the order with the Court Enforcement Office for enforcement.
