What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent and non-payment of rent. The application was heard by video hearing.
The ruling
The Landlord's L1 application for non-payment of rent was discontinued through March 31, 2021. The Landlord's L2 application for eviction of the Tenant was denied on the condition that the Tenant pays the full monthly rent on or before the first day of each month, commencing June 1, 2021 and for 11 months thereafter up to and including May 1, 2022. If the Tenant fails to comply with this condition, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is ordered to pay the Landlord $190.00 for the cost of filing the application.
