What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice of Termination, but the Tenant did not void the notice by paying the arrears.
The ruling
The tenancy is terminated effective July 16, 2021. The Tenant must pay the Landlord $3,290.47, which includes rent arrears, compensation, and application costs, less the rent deposit and interest. If the Tenant does not pay the full amount by July 16, 2021, the Tenant will start owing interest, and the Landlord may file the order for enforcement of the eviction.
