What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants shall pay the Landlord $24,240.32, which represents the amount of rent owing up to October 31, 2020 and the cost of filing the application. The Tenants shall pay this amount owing and rent as it becomes due according to a repayment schedule over 17 months. If the Tenants fail to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenants.
