What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was not present at the hearing.

The ruling

The tenancy is terminated effective November 26, 2021 unless the Tenant pays $13,051.00 to void the order. The Tenant must pay $12,241.05 in rent arrears and compensation, plus $201.00 in application fees, and $39.45 per day in compensation starting November 16, 2021 until the Tenant vacates. If the Tenant does not pay the full amount by November 26, 2021, the Landlord may file the order with the Sheriff for enforcement.
