What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective June 30, 2023. The tenants are ordered to vacate the unit by that date. If they do not, the landlord may file the order with the Sheriff to enforce the eviction starting July 1, 2023. The tenants owe $17,686 in rent arrears, but the landlord agrees to waive this amount if the tenants vacate by June 30, 2023.
