What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective July 14, 2023. The Tenant must vacate the rental unit by that date. If the unit is not vacated by July 14, 2023, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction starting July 15, 2023. The Tenant must pay the Landlord $10,911, which includes rent arrears up to June 14, 2023 and the cost of filing the application. The last month's rent deposit will be applied to the period from June 15, 2023 to July 14, 2023. If the Tenant does not pay the full amount by July 14, 2023, the Tenant will start to owe interest at 6% annually on the outstanding balance.
