What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant or another occupant committing an illegal act or carrying out an illegal trade, business or occupation in the rental unit or residential complex. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The Landlord's application is dismissed. The Landlord's notice of termination did not comply with the Residential Tenancies Act, 2006 and is void. The Landlord may give the Tenant a new notice of termination.
