What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice). The parties reached a consent order to resolve both applications.
The ruling
The tenancy is terminated effective July 15, 2024. The tenants must vacate the unit by that date. If they do not, the landlord can file the order with the Sheriff to enforce the eviction. The tenants must pay the landlord $10,000 in rent arrears, and $57.14 per day if they do not vacate by July 15. If the full amount is not paid by December 31, 2025, the tenants will owe 7% annual interest on the outstanding balance.
