What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit on the hearing date.
The ruling
The tenancy is terminated unless the Tenant pays the outstanding amount by the deadlines provided. The Tenant can void the order and continue the tenancy by paying $2,542.92 by 2022-10-31, $3,909.59 by 2022-11-30, or $5,276.26 by 2022-12-15. If the Tenant does not void the order, they must move out by 2022-12-15 and pay the Landlord $344.11 plus daily compensation of $44.40 from 2022-10-13 until move-out.
