What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice). The tenant had vacated the rental unit on June 1, 2023, prior to the mediation date.

The ruling

The tenancy was terminated effective June 1, 2023, the date the tenant vacated the rental unit. The tenant is ordered to pay $10,000.00 to the landlord, which represents rent arrears to June 1, 2023 less the last month's rent deposit. The tenant shall make monthly payments of at least $200.00 starting July 15, 2023 until the amount is paid in full. If the tenant defaults on any payments, the outstanding balance will become due and the tenant will owe interest.
